THE LISTING AGREEMENT
We will email you the listing agreement/service agreement. Every listing agreement contains these factors:
- A begin date and an end date are required
- The list price is also known as the asking price
- The broker fee is also known as the commission
- Our service agreement also has a cancellation clause (at any time the seller may cancel with agreement by providing a 30 day written notice)
The form we use for the listing agreement has been created by the real estate board. We simply fill in the blanks.
SIGNING IT ONLINE
you will receive an email from our staff. All that is required of you is to click on your signature. It will notify us instantly and thus we are officially hired by you. (Please note, if you previously had been selling your property as a For Sale By Owner – please remove your sign from the front yard).You may remove it from Zillow however once the property is in the MLS, the system will automatically override your prior advertisement.
PHOTOGRAPHY and FRONT DOOR KEYS
Please sign the listing agreement upon receiving it. Once you have signed it, we will schedule our photographer. The photographer will contact you within 1 business day of your signature. The photographer will often come to the property in 1 2 days, somewhat depending on your schedule and weather conditions. You do not need to be present during the photoshoot.
In addition, the photographer will need you to provide a key to the front door. Keep in mind if you have a front storm / or screen door, to provide a key for that door as well if you intend to keep it locked.
LOCKBOX AND SIGN
The photographer will also install a for sale on the front lawn (unless prohibited) and will bring a SUPRA lockbox. The key will be stored in the lockbox for agents to access. At no time will you or the public be able to access this lockbox.
LAST STEP – GOING LIVE IN THE MLS
The photographer will send our staff the photographs and room dimensions within 1 day of the photoshoot. We will generally have the property live in the MLS within 1 business day of receipt of the photos. You will receive a link to view the property. The MLS will then be fed to Zillow, Trulia, Realtor.com, and dozens of other sites, but also to Coldwell Banker, Keller Williams, Re/Max and hundreds of other real estate firms.
You will be notified of every showing. If the property is occupied you will be the one to confirm the showing time. If the property is vacant you will not need to confirm any appointments however you will still be notified.
